Steps To Renting South West London Property - James Pendleton

1 - Work out what you can afford

A great first step if you're looking to rent is to assess your budget, our team of London Estate Agents can help with this advice so don't hesitate to ask! London property rental prices vary greatly area to area so it's worth looking into average prices in a few locations.

A good way to work out how much you can afford is to look at your annual income - the total income earned by the residents of a rental property should be around 2.5 times the annual rent.

2 - Register with us to search for a property

There are a lot of factors to consider when searching for a property, so it's a great idea to find an agent early in the search process. 3 – We keep you informed

Once you've registered with a Lettings Consultant you will receive regular updates on suitable properties. Our team specialise in retaining an in-depth understanding of the property market and the practicalities of moving house. As well as finding you relevant properties we will offer advice whenever you need it; it's a good idea to make the most of your consultation by asking questions and keeping in touch.

It's easy to reach your consultant; either contact us over phone and email or pop into one of our ten offices - any member of our team at any location will be happy to pass on your requirements or questions to your registered consultant. You can also find properties instantly on our website and Social Media platforms.

4 – Go out on viewings and get the most out of each one

It's a good idea, when looking for your ideal rental property, to see as many potential new homes as you can. Our team are happy to organise viewings around your schedule; we work from 8.30am until 7pm on weekdays and from 10am to 4pm on Saturdays. If you prefer that we collect you from a station on the way to a viewing, or it there's anything else we can do to make your search more convenient, let us know!

During the viewing process our consultants will ask you for feedback. Any thoughts you have based on properties seen so far will help us to refine your search for a property - meaning more relevant properties and more efficient results. Our team are also on hand to answer any questions you have about the local area, council tax bands or reputable contractors.

5 – Find the property for you and make an offer

In a fast paced lettings market it's a good idea to move quickly when you've found something you like. Speak to your consultant as soon as you think it's time to make an offer; they will facilitate the offer by speaking to the landlord, solicitors and other professionals if relevant. When making your offer you need to present information including your move date, ideal length of rental and details about yourself including current address, job title and income. It's a good idea to prepare as much of this information as you can in advance so that when you find a property you like you can make an offer relatively quickly. The more information provided in an offer, the more information we can give the Landlord to enable them to proceed.

6 – Accepted offer

The first step to take, on learning of an accepted offer, is to make a preliminary payment to ensure that viewings cease. Once this is done you can proceed with the move-in process, which includes the drawing up of rental contracts and agreement on tenancy terms. 7 - References

References will be obtained by an external agency. Your consultant will send you the forms to complete; you will need to return these within 24 hours.

8 – Move-in Co-ordinators

As well as our Lettings Consultants, whose job it is to find you your ideal property, we employ a team of specialist Move In Co-ordinators. They specialise in managing the practicalities of a move, and will manage financial transactions, process paperwork and advise on all information relevant to moving into your new property. It is the Move In Co-ordinators who will collect your references, arrange cleaners, furniture removals and inventory checks and manage your tenancy agreement.

9 - Online document signing

Our online signature facility provides a convenient, efficient and secure way of signing all documentation attributed to a tenancy; making the process easier for both tenant and landlord.
