Advice to Tenants

References will be obtained by an external credit-referencing agency. The cost of a UK reference is £71.00 including VAT. The cost of an overseas reference is £81.00 including VAT.

A preliminary non refundable payment is required before the processing of the application and preparation of documentation. If the tenant withdraws from the proposed agreement or references are known to be unsatisfactory then the preliminary payment will be forfeited. However if the Landlord withdraws, the preliminary payment will be returned to you in full minus the credit reference costs if incurred. Upon receipt of the Landlord’s approval of your references and execution of the Tenancy Agreement, the preliminary payment will be offset against the monies due from you on the signing of the agreement, namely the first installment of the rent, the Tenancy Agreement fees and dilapidation’s deposit.

A security deposit equivalent to 6 - 8 weeks rent (cleared funds only) will be required against unpaid bills and dilapidations, unless otherwise negotiated.

Gas, electric, water rates, council tax and telephone accounts must be transferred into the Tenant’s name at the commencement of the Tenancy. Please note it is the tenant’s responsibility to ensure that this is completed.

A charge of £150.00 plus VAT (£180.00 Inc. VAT) is required for drawing up contracts. Once signed and executed there is a £92.50 plus VAT (£111.00 Inc. VAT) charge for each extension and amendment of the Tenancy, including change of tenants.

The Tenant is responsible for the cost of the inventory checkout at the end of the Tenancy, payable at the commencement of the tenancy. A full list of these costs are below (all inclusive of VAT):

We would like to make all tenants aware that rent will be due by the contract tenancy date every month or quarter. Standing orders must be set up to ensure this, however due to banking delays standing order mandates must be set up four days in advance of the rent due date.

Move-in monies must be paid by bank transfer. The payment must be in cleared funds prior to your move-in date and should be paid in a single transfer. Please note that for international transfers, tenants are responsible for all banking charges and this must be a pre-selected condition of the transfer to ensure full monies arrive with James Pendleton. If all funds are not cleared with us, keys will not be released.

It is company policy that once entered into a tenancy through James Pendleton the tenant(s) agree to receive communication and notices by email. If this form of communication is unsuitable please inform us in writing so we can endeavour to make alternative arrangements with you.
